For International Residents

All Greek citizens and foreign residents with income in Greece are required to submit an income tax return using the form known as ‘E1’.

More specifically, for foreign residents, the E1 asks for information on:

  • for income from potential pensions
  • for rental income received from immovable property
  • for business income (profit/loss)
  • for income from interest on deposits
  • for property and car information
  • for loans
  • for the import of foreign funds
  • for investment income
  • for funds from inheritance and others.

The tax return is submitted once a year with a filing period from February to June each year.

Obligation to submit E1

Specifically, for foreign residents, it is mandatory to submit a declaration when they earn real income in Greece. Real income is taxed according to the category to which it belongs, based on the respective scale set out in the Income Tax Code.

For example, if a foreign resident receives rent payments in Greece, then he/she will be taxed at the corresponding tax rate set for the taxation of rent payments.

On the contrary, when foreign residents do not earn real income in Greece they are not required to submit a return.

If, for example, a resident abroad has an owner-occupied house and a car, or if he/she bought one of the above but did not earn any real income (e.g. from renting a property) then he/she is not required to submit an E1 return.

Obligation to submit E2

Those who earn income from leases, grant free of charge or use real estate in Greece are subject to the tax.

Information such as the address of the property, surface area, floor, PPC supply number, tenant’s full name, VAT number, lease protocol number, lease period, percentage of co-ownership and resulting income are some of the information that must be filled in the form.

In fact, it carries the detailed rental table as an explanation of the codes to be filled in on the E1 form.

Purchases, donations and other actions relating to all immovable property must be reported on form E2.

It is advisable that the tax return is submitted by professional tax advisors as the Greek legislation is complex and constantly changing, making it impossible to follow the Greek tax system even for a well-informed taxpayer.

The forms are completed electronically, through the Greek taxisnet information system, using the personal codes (username/password) and submitted annually from February to June each year.

Non-submission - consequences?

Failure to submit the declaration shall incur penalties corresponding to

  • late submission fines of up to €100
  • 0.73% surcharge per month based on the amount of tax.
